We continually make improvements and keep up with the building codes. We personally maintain our properties and our improvements and safety measures are well beyond what the city expects from these buildings. We strive to make everything safe for our tenants and we will go to any length to do so. We always welcome new and better ideas.

- A large fire extinguisher with 8 pounds of extinguishing agent for all types of fires (ABC). Fire extinguishers are attached to the wall directly outside the kitchen. How to use:
- A simple fire extinguisher training technique is to use the PASS method:
- Pull the pin on the extinguisher im the nozzle: Hold onto the handle with one hand and the end of the hose with the other hand and aim the nozzle at the base of the fire.
- Squeeze the lever on the fire extinguisher.
- Sweep the nozzle from side to side at the base of the flames until extinguished.
- Leave the apartment and notify others in the house for a large fire. A life is far more important than fire damage.
- Closed circuit "Ring" cameras for viewing all exterior doors of the house. These cameras have 2-way verbal communication and they announce on your phone if someone is at the door. It is connected to the wifi network and can be accessed anywhere on your's or other people's phones!
- Textured, no slip stair treads on all exterior stairs.
- Automatic door closers on every exterior door which lock too.
- Motion detect lighting in parking lots.
- 24 hour lighting in the hallways and stairs.
- Dusk to dawn lighting for all porches.
- Redundant 10 year smoke detectors in every bedroom and another in the hallway leading to the bedroom(s). Smoke detectors are also located in the front and rear hallways, stairs and basements.
- Rigid galvanized exhaust vents are used for all clothes dryers. Vinyl or aluminum flexible ducting is never used.
- All water heaters are power vented out the side of the house. The water heaters will not run if the power vent fails to exhaust the combustion gases.
- All electrical services have been upgraded from fuses to 100 amp main breaker panels for each apartment.
- The kitchens and bathrooms have every outlet with a ground fault circuit interrupter (GFCI or GFI) to prevent dangerous, even lethal electrical shock.
- All power outlets in each apartment have been updated and grounded.
- Carbon monoxide detectors are on every floor including the basement.
- All windows have stops at 3 inches open. When used they prevent the opening of the window beyond a 3 inch sliver.
- Furnace air filters are changed with a HEPA air filter every 90 days. A dirty filter pumps the apartment full of dirt and allergens and it causes the furnace to be inefficient.
- Whole house air conditioning eliminates window air conditioners which can easily be pushed in to gain entry.
- Storm windows for every window puts two layers of glass between the outside and the inside of the apartment. This adds insulation.
